Multiplus compact 12/2000 low ac output

We are having issues with our Multiplus campact. When set to 120v ac it is outputting only 95 vac. If I set the output to 128 in VE Configure the output is 108 vac. AES is not enabled. These measurements are with no load. If I put a load on, the voltage drops. 10 volts. Any help would be appreciated.

How old and what type are the batteries?
